Homes for Sale in North Topsail Beach, NC

North Topsail Beach is the northern end of Topsail Island, in Onslow County, just across the Intracoastal Waterway from Sneads Ferry on NC Highway 210. It's quieter and less built-up than much of the coast, with oceanfront condos, homes on stilts, soundside lots with docks, and long stretches of beach that empty out after the summer. If you want a primary home, a second home, or a beach property you'll hold for the long run, I'll help you find the right one and understand what you're buying before you commit.

Who buys in North Topsail Beach

  • Second-home and future-retirement buyers. People who want a beach place they can use now and live in later.
  • Military families and Camp Lejeune staff. The north end is a short drive over the bridge to Sneads Ferry and Camp Lejeune, so some buyers want the beach without a long commute.
  • Buyers moving up from Sneads Ferry or Surf City. Folks who already love Topsail Island and want to be closer to the water.
  • Investment-property buyers. Buyers looking at beach property as a long-term investment. I'll help you get the numbers, insurance quotes, and HOA documents before you decide.

What to know before you buy on the north end

  1. Flood zone and flood insurance come first. Much of the island sits in FEMA high-risk coastal flood zones. Check any address on the FEMA Flood Map Service Center or North Carolina’s Flood Risk Information System, and get a flood insurance quote during due diligence, not after. See my guide: Do You Need Flood Insurance to Buy a Home on the NC Coast?
  2. Check for Coastal Barrier Resources System areas. Parts of Topsail Island fall inside the federal Coastal Barrier Resources System, where federal flood insurance (NFIP) may not be available for some buildings. You can check a property on the U.S. Fish & Wildlife Service CBRS Mapper, and I'll make sure we confirm it early.
  3. Condo and HOA documents matter. Many oceanfront options are condos. Ask for the budget, reserves, master insurance policy, and any planned special assessments.
  4. Inspect for salt, wind, and moisture. Coastal homes deserve a close look at pilings, decks, roofs, HVAC, and windows. Elevation certificates help with insurance too.
  5. Know how you'll use it. A full-time home, a weekend place, or a long-term hold each changes which buildings and streets make sense.
